Frequently Asked Questions
Everything you need to know about our HMO housing referral and matching process.
General Enquiries
help What is HMO2Connect?
HMO2Connect is a specialised housing referral and matching service. We bridge the gap between tenants, verified landlords, charities, and referral partners to facilitate fast, safe, and suitable housing placements.
help Which areas do you currently cover?
Our primary focus is Birmingham and the surrounding areas. Coverage expands based on landlord partnerships and property availability.
help Do you own or manage the properties?
No, HMO2Connect acts solely as a matching and referral bridge. We do not own the properties, nor do we act as the direct property manager unless explicitly stated.
help Why should I choose HMO2Connect?
We prioritise fast placements, build trusted networks through our verification process, and actively work to reduce the friction and delays typically associated with finding suitable HMO accommodation.
For Tenants
help What type of accommodation do you offer?
Depending on current vacancies and landlord criteria, we offer HMO rooms, double rooms, en-suite rooms, flatshares, and occasionally whole properties. We also accommodate group move-ins for shared housing where available.
help Do you accept tenants on benefits (Universal Credit, DSS, etc.)?
Yes. We partner with landlords and housing providers who accept tenants receiving benefits or support, provided the applicant meets the specific landlord’s criteria.
help Is there a fee for tenants to use your service?
No. In most cases, our matching service is completely free for tenants. Any standard tenancy-related payments (such as rent or deposits) are handled directly between you and the landlord or housing provider.
help How quickly can I be housed?
We aim to process urgent housing requests as quickly as possible. In some cases, we can arrange same-day or rapid placements. This depends heavily on room availability, your specific needs, and how quickly the required documents are provided.
help Do you guarantee housing?
As a referral service, we cannot guarantee accommodation. However, we work diligently to connect you with the most suitable options available in our network as quickly as possible.
For Landlords
help How do I register my property with HMO2Connect?
Landlords can register their interest directly through our website or by contacting our team. We will review your portfolio, discuss our placement process, and guide you through our verification steps.
help How does your landlord verification process work?
To build a trusted network for our referral partners, we conduct basic compliance checks. This may include verifying ID, property details, compliance documents, risk assessments, and complaints procedures.
help Do I need full safeguarding policies in place to join?
Not necessarily from day one. While highly recommended—especially for charity referrals—HMO2Connect actively supports landlords in completing key compliance documents and improving their readiness for supported housing placements.
help What are the fees for landlords?
Landlord fees vary based on the specific service agreement. We offer flexible arrangements, including referral fees, subscriptions, or bespoke partnership agreements depending on how you wish to utilise our network.
For Charities, Councils & Referral Partners
help Can our organisation refer clients directly to you?
Absolutely. We welcome partnerships with local authorities, charities, community organisations, and support providers seeking reliable housing solutions for their clients.
help What information is required to submit a referral?
To ensure the best match, we require the client's full name, contact details, preferred area, budget/benefit status, required move-in timeframe, and any specific support needs or housing requirements.
